This triangular block of woodland extends to around 31.8 acres (12.85 hectares) stms. It is a mixed wood of English Oak, Silver Birch, Hazel, Holly and Rowan planted in 1991. There is a woodland grant from the Forestry Commission of £223 per hectare per annum for 40 years from 1991 expiring in 2031. Both parcels of woodland are subject to a Woodland Management Plan, a copy of which is available from the Auctioneers along with other documentation.

Investors can benefit from a range of tax incentives designed to encourage private ownership of woodlands. The income and profits from timber sales in woodlands managed commercially are free from both income and corporation tax. The gain in value of standing timber, whether from the physical growth of the trees or rises in timber prices, is entirely free from Capital Gains tax. Woodland can be particuarly attractive with a Capital Gains tax liability following the sale of a business asset, as forestry land is eligible for "rollover relief". The entire value of commercial woodland, including both the land and the trees, attracts business property relief, currently at 100%, once it has been owned for two years. Provided this condition is met, there is no inheritance tax liability.
